Nippon Building Fund's office subcontractor to change Jan. 1, 2027 after merger

Nippon Building Fund (8951) said on Oct. 5 that NBF Office Management, the subcontractor handling office management for its properties, will be absorbed by Mitsui Fudosan Building Management, changing the subcontractor as of Jan. 1, 2027.

The REIT's real estate and trust properties are operated under an office management agreement with Mitsui Fudosan, with comprehensive operation and management of the office assets subcontracted to NBF Office Management (NBFOM). With NBFOM set to be merged into Mitsui Fudosan Building Management (MFBM), the subcontractor for the office management work the REIT entrusts to Mitsui Fudosan will change to MFBM on Jan. 1, 2027.

Since its listing in 2001, the REIT has relied on NBFOM for tenant relations and building and construction management. The filing cited intensifying competition in the office building market, diversifying tenant needs and the need to comply with environmental and other regulations, as well as labor shortages linked to Japan's declining birthrate and aging population and rising costs. Mitsui Fudosan, MFBM and NBFOM concluded that consolidating property management resources within the group and combining the two companies' strengths would further strengthen their office property management business.

The REIT said that, while maintaining the intent of NBFOM's independence and specialization, the integration is expected to build a sustainable management structure by pooling personnel and know-how, improve service and quality control by combining the two companies' strengths, and upgrade operational infrastructure and productivity.

Rights and obligations under the REIT's contracts with NBFOM are expected to be transferred to MFBM as part of the integration.

Next steps: The change of subcontractor from NBFOM to MFBM is scheduled for Jan. 1, 2027. Details of the integration are posted on Mitsui Fudosan's website.
